The Marlowe Method

Commercial

  • Tell us about your Project Site and what you’re looking to achieve, and let’s start testing the possibilities.

We’ll take a high-level look at the site constraints and opportunities, which will allow us to determine the best outcome for your site.

  • We’ll further develop the Feasibility outcome through drawing and modelling, and send you through a Schematic Design package for feedback. During this stage, we work with you to make sure the design is reflective of your Design Brief.

  • Once you’re happy with the design, we’ll work on developing the drawing packages required to be submitted for approval as part of the project process.

This could include a Development Application suite of drawings for Council, as well as a Building Approval package of drawings for the Project Certifier.

Submission requirements will depend on your specific project scope.

  • Once required approvals are obtained, we work through the finer grain of detail in preparation for the issue of the Construction Documentation package.

Most typically, this is the package that the Builder will require to successfully construct your project.

If you are looking to go through a Tender process to help determine the selection of your Builder, we are also able to provide Tender services, including a specific set of Tender documents. This package will assist potential Builders in their pricing of the project.

  • The services that we offer throughout construction of your project vary greatly, and will depend on the type of Project Contract that you select.

For a Design & Construct contract, we offer a consulting service for our Client (typically the Builder at this stage) for services such as answering Requests for Information (RFI’s) and carrying out Site Visits throughout construction.

For a Traditional contract, we are able to offer full Contract Administration services.

Childcare & Early Learning Centre, Medical Centre, Tenancy Fitout - you name it. Let’s chat about it!

Residential

  • Let’s talk through the goals you have in mind, and what your ideal outcome looks like (this is also known as your Design Brief).

We’ll put together a couple of options based on what you’ve described, to make sure we have a clear picture of the project and to make sure we have fully responded to your Design Brief.

  • Once you’re happy with the general design, we’ll start refining this through the Design Development process. We’ll step you through a 3D model of your project. This is really useful to gain a deeper understanding of the space beyond the two dimensional drawings.

We’ll also set up drawings with more detail, including floorplans, elevations, sections and rendered perspectives.

  • Once the design has been finalised, and depending on the scope of your project, you may need to submit a Development Application with your local council, a Building Approval application with your Project Certifier, or perhaps both.

In this stage, we continue developing up the drawings to a level of detail that is suitable for each of these stages.

  • We are able to provide continued assistance throughout the construction of your project, and our exact role will depend on the Project Contract that you choose to proceed with, with your Builder.

Typically, under a traditional contract, we allow for items such as regular site visits, progress claim reviews, support with any Requests for Information received from the Builder throughout construction, and a Defects Walkthrough & Report towards the end of the construction period.

Whether it’s an investment property, a multi-residential development, or your own home, we’re here to help.
